Hi, I'm Keith, a local home buyer.

Sell your house as-is, for a fair cash offer, on your timeline.

I buy houses directly from homeowners across the Portland metro, Salem, Eugene and Vancouver, WA. You talk to me, not a call center. You can take my offer or leave it.

  • A fair cash offer
  • Any condition, as-is
  • No repairs or cleaning
  • No agent commissions
  • Close when it works for you
  • No obligation, ever

Prefer to talk? Call or text me at (503) 207-5577. If now isn't the right time, that's okay too.

See your home's estimated value

No instant robo-number. I look at every property myself, so you get an estimate you can actually rely on.

Keith personally reviews every property — you'll get your estimated value and a no-obligation cash offer within 24 hours.

Your information is only used to contact you about your property. No spam, no obligation. Submitting this form does not create a contract. See our privacy policy.

How it works

Three simple steps, at your pace

No showings, no open houses, no strangers walking through your home.

1

Tell me about the house

Fill out the form or call me. It takes a few minutes, and I'll ask a few questions about the property and what you need.

2

Get a written offer

I'll take a look at the house in person, then send you a clear written cash offer. I'll explain how I came up with the number.

3

Close on your date

If you accept, a local title company handles the closing. You pick the date, and you can leave behind anything you don't want.

Situations I help with

Every house has a story. I'm here to listen.

Most people who call me are dealing with something that makes a traditional sale hard. Here are a few of the most common.

Behind on payments

Pre-foreclosure or a notice of default

Getting a notice in the mail is stressful, and you're not alone. Depending on your situation, options may include working with your lender, a loan modification, or selling before the sale date. If selling is the right fit, I can make you an offer and work around your deadline.

Before you decide anything, I'd encourage you to talk with a HUD-approved housing counselor or a real estate attorney. I'm not a lender, I'm not affiliated with your lender or any government agency, and I can't give legal or financial advice.

Inherited a house

Settling an estate is a lot. I can buy as-is, so you don't have to clear out every room or fix anything first.

Tired landlord

Tenant problems, deferred maintenance, or just ready to be done. I can buy with tenants in place in many cases.

Major repairs needed

Roof, foundation, plumbing, fire or water damage. You don't have to fix a thing.

Relocating

New job or moving closer to family? I can work around your move date, including if you've already left the area.

Divorce or separation

A simple, private sale with clear numbers can make a hard transition a little easier for everyone.

Vacant or far away

Own a property you don't live near? I can handle it without you having to make trips back.

An honest comparison

Selling direct vs. listing with an agent

Selling to me isn't the right choice for everyone. Here's how the two options usually compare, so you can decide what fits.

Selling direct to KeithListing with an agent
Sale priceUsually below full retail value, because I take on the repairs, holding costs and riskOften higher, especially for homes in good condition with time to sell
CommissionsNoneTypically a percentage of the sale price
Repairs & prepNone. Sold as-isOften repairs, cleaning and staging to attract buyers
ShowingsOne walk-through with meShowings and open houses
TimelineYou pick the closing dateDepends on the market and buyer financing
CertaintyCash purchase, no lender approval neededSales can fall through over inspections or financing

My honest take: if your home is in good shape and you have time, listing with a licensed agent may net you more money. I'm happy to tell you if I think that's the case. Selling direct makes the most sense when speed, convenience, condition or certainty matter more than top dollar.

About me

A local buyer, not a call center

I'm Keith Hoffman. I live here in the Northwest, and I started Keith Buys to give homeowners a simple, respectful way to sell a house that doesn't fit the usual listing process.

I'm a real estate investor, not a licensed real estate broker. When we agree on a price, I sign a purchase contract with you. I may close on the house myself, or I may assign that contract to another investor buyer. Either way, I'll tell you upfront and walk you through every step.

  • You'll deal with me directly, start to finish
  • Clear written offers, with no surprise fees
  • No pressure. "No thanks" is always a fine answer

FAQ

Straight answers

How do you set your offer?

I start with what similar homes nearby have recently sold for in good condition. Then I subtract my estimated repair costs, closing and holding costs, and a margin for my risk and profit. I'll share that breakdown with you so you can see how I got to the number.

Am I obligated if I ask for an offer?

No. Asking for an offer, talking with me, or having me walk through the house doesn't commit you to anything. You're only committed if you choose to sign a purchase agreement.

Are there any fees or commissions?

I don't charge commissions or fees. We'll agree in writing on who pays which closing costs before you sign anything, and a licensed title or escrow company handles the closing.

Are you a real estate agent?

No. I'm a real estate investor, not a licensed broker, so I can't represent you or list your home. I buy properties for my own account and may assign my purchase contract to another buyer. You're always welcome to have an agent or attorney review any offer.

I'm behind on my mortgage. Can you stop my foreclosure?

I can't promise that, and I'm not affiliated with any lender or government program. What I can do is make an offer to buy your home, which some owners choose so they can sell before the sale date. Please also talk to a HUD-approved housing counselor or an attorney about all of your options.

How fast can you close?

It depends on title and your situation, but cash purchases can often close in a few weeks. If you need more time, we can set a later date.
